Buyers Inspections

Radon Testing
This service consists of placing a professional continuous radon monitoring device in the home for a minimum 48-hour test period to measure indoor radon gas levels. Radon is a naturally occurring radioactive gas that can accumulate inside homes and is a leading cause of lung cancer in non-smokers.

Testing is performed by a trusted local radon professional using a certified continuous radon
monitor. Results are provided after the monitoring period, along with recommendations if elevated levels are detected.
Termite (WDO) Inspection
This service consists of a visual inspection for visible evidence of wood-destroying organisms, including termites and other wood-destroying insects - in accessible areas of the home.

Inspections are performed by a trusted local pest control professional. A formal state approved Wood Destroying Organism (WDO) report is provided, along with treatment recommendations if activity or damage is observed.
Thermal Imaging
The purpose of an infrared scan is to find issues that may not be visible to the naked eye. With the use of the infrared camera, I can help identify moisture, insulation, electrical, HVAC issues, and more.

You’re welcome to attend, though it’s not required. Many clients find it most helpful to arrive near the end of the inspection for the walkthrough and review. This allows time for a focused summary of findings and an opportunity to discuss any questions about the home or report.
What if the inspection report reveals problems?
It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
